During the house hunting process we will provide total support and will

The Spanish property buying process is very simple. Once we have found you a
home which you would like to buy you will normally place a reservation deposit,
which effectively takes the property off the market and fixes the price.
The next stage is the completion of the private contract of Spanish property
purchase.
RESALE PURCHASE COSTS
Transfer Tax (Impuesto sobre Transmisiones Patrimoniales – ITP)
This tax applies if the property is deemed to be a second or posterior
transfer (i.e. not the first time a newly built home is bought)
The general rule is ITP @ 7%.
Notary Expenses
Notary expenses are always paid by the buyer and are calculated in relation to
the purchase price declared in the deeds of sale. To be on the safe side you
should calculate Notary fees as being 1% of the purchase price declared in the
deeds of sale. In many cases however Notary fees are more like 0.5% (or less)
of the price declared in the deeds.
Property Registry Inscription Fees
Expenses related to inscribing the sale with the land registry are also nearly
always paid by the buyer, and are calculated in relation to the purchase price
declared in the deeds of sale. To be on the safe side you should calculate 1%
of the purchase price declared in the deeds, though once again it depends upon
the property and the area, and the fee could be considerably lower.
In Summary, allow for up to 10% of the purchase price in taxes and
other costs.
N.B. If the buyer takes out a mortgage these costs can be
somewhat higher due to an additional public deed for the mortgage and the
inevitable bank charges involved. In this case transaction costs might reach
between 12% and 14% of the value of the property purchased.
Plusvalia
A special reference should be made to the local capital gains tax – known as
Plusvalía. This is a local / municipal tax that only applies to the increase in
value of the land upon which urban properties are built, and that is levied at
the time of transfer of such properties. It is calculated on the basis of the
valor catastral (an administrative value that is usually lower than the market
value, sometimes considerably so) of the property. The amount to be paid will
depend on how long the seller has owned the property: the longer the period of
time during which the seller has owned the property, the higher the amount of
tax.
This tax is to be paid by the seller.
Capital gains tax
Spanish property sold by a non-resident owner will be charged capital gains tax
at 18%, with a 3% withholding provision which is retained at notary
appointment, this is then decuded from the 18%.
Finally you will complete the purchase of your Spanish property. This is the
day you will receive the keys and can start enjoying your new home. Even after

Cabo Roig: Located on the Orihuela Costa section of the
southern Costa Blanca, Cabo Roig is one of the

Calpe:
Located between the resorts of Benidorm and Javea, Calpe is another of the
Costa Blanca's most popular coastal resorts, it has a large choice of hotels

Elche: One of the oldest and biggest cities on the Costa
Blanca, Elche is famous for its shoes, its palm forest

La Zenia: Located between Cabo Roig and Playa Flamenca on
the Orihuela Costa, southern Costa Blanca, La Zenia has a fine sandy beach, a top

Los Balcones - Situated to the south of Torrevieja, the
urbanization of Los Balcones has developed around the southern shores of the
Torrevieja Salt Lagoon, it is a mostly residential area with a commercial

Los Montesinos: Located on the northern shore of the
Torrevieja salt lake, the small town of Los Montesinos has a long history which
goes back to the times when an important Roman road ran through the town on its
way to Cartagena. Recent development have given the town a newer feel, though

Mil Palmeras: The most southerly of the Orihuela Costa
resorts, Mil Palmeras has a fine sandy beach and a number of peaceful
urbanizations, where you can purchase or rent a holiday home. Mil Palmeras is
handy for the airport at San Javier and has good road connections with the Mar

Moraira: One of the least spoilt coastal resorts on the
northern Costa Blanca, Moraira is a little off the beaten track which has
helped it to retain its Spanish feel. Moraira has a fine marina and some decent
sandy beaches, it benefits from good weather throughout the year,

Novelda: One of the Costa Blanca's interesting inland
towns, Novelda is famous for its marble, its saffron and its grapes. Novelda is

Punta Prima: Located at the northern end of the Orihuela

Rojales: A traditional Spanish town in the Vega Baja
region, Rojales is situated just inland from the coastal town of Guardamar del
Segura and is well known for its cave houses, carved into soft rock just

San Fulgencio: Located just north of Rojales on the
southern Costa Blanca, the traditional village of San Fulgencio is now almost joined to
the modern development of La Marina, which threatens to swallow it up
completely. San Fulgencio is a relatively new village, starting life only in
the 18th century.
Santa
Pola - Located to the south of Alicante, the town and port of
Santa Pola has become a popular holiday resort, used primarily by the Spanish
themselves. The beaches of Santa Pola stretch for miles and there is always
plenty of space, though the Spanish seem to like to pack themselves in close to
the sea. Santa Pola has a large marina which berths some 500 vessels, its port

Sucina: Officially part of the Costa Calida, Sucina is
however located close to the towns of Pilar de la Horadada and Campoverde on

Torre de la Horadada: The coastal section of the town of Pilar de la Horadada, Torre de la Horadada is
the location of the old watchtower, built to defend the town from pirate
attacks many centuries ago. It is also where the marina is located with over

Villamartin - Both a championship golf course, and a large
residencial urbanization, Villamartin is a popular area for holiday homes and
